A Note From Behind the Lens,

Good morning, and welcome to Friday. There's a lot going on in the news this week — and we'll get to all of it — but first, a question: have you noticed that AI isn't just coming? It's already here, and it's moving fast.

I say that as someone who's had a front-row seat for a while now. I've been using AI tools for over four years, going back to the photography side of my work — plugins that could clean up, relight, or reshape a Realtor's headshot right after a shoot. At the time that felt like the frontier. Fast-forward a couple of years and I can generate entire images and video sequences that would once have taken a full production crew to pull off. The tools didn't just get better; the whole landscape shifted under our feet. What used to be a niche trick is now the water we're all swimming in.

So where does that leave you? Here's the thing I keep running into: a lot of agencies and individual agents are spending on AI — subscriptions, tools, shiny new platforms — but only a small slice of them are actually implementing any of it. The tools sit in an open browser tab, unused. That used to be me. And that gap doesn't help anybody. The only people who win when you buy a tool you never touch are the ones who sold it to you.

That's exactly the gap we're here to close. Every week we'll cut through the noise, show you what's actually worth your time, and help you put it to work — not just to save yourself a few hours, but to help the agents around you organize, grow, and sell more real estate. Less hype, more doing.

Have a great Friday, and an even better weekend.

This week's AI news is about getting found and making implementation stick. Tools are emerging to help agents rank better in AI search engines like ChatGPT, while industry voices are calling out why most AI rollouts fail in real estate. If you've been experimenting with AI but haven't seen results, these stories explain why—and what to do about it.

Thanks,
Tony (with Alan)

INDUSTRY SHIFTS

HousingWire

Most real estate companies waste money on AI tools that never get adopted because they skip the change management piece.
